According to the TOPHOTELPROJECTS construction database, 330 projects will transform the German hotel landscape in the next few years.
Our data shows that a total of 51,655 keys will be added to the country’s four and five star property capacity through 2025 and beyond.
The bulk of the upcoming upscale additions are in the four star category, with 275 projects representing 42,423 rooms. The remaining 55 five star sites will add a further 9,232 keys.
With the speed of expansion due to accelerate over the upcoming years, this year sees 54 hotels increasing capacity by 8,156 rooms. Next year this climbs to 73 projects and 11,713 keys, with 2024 remaining fairly steady at 60 newbuilds comprising 10,252 rooms. The pipeline for 2025 and beyond is very positive, with 143 hotels adding another 21,534 keys.
In terms of project phases, just 15 are at the starting ‘vision’ point, representing 2,382 rooms, while 42 pre-planning projects will augment capacity by 5,940 keys. The apex amount is the planning stage, representing 154 projects and 23,197 rooms. Another 88 hotels are under construction, which will add 15,250 keys to German capacity, and a further 31 are in the pre-opening phase, representing 4,886 rooms.
Hamburg heads the hotel development hub in Germany, with 25 projects slated, an additional 5,211 keys. Not far behind is Berlin, with 21 sites and 4,894 keys due to go live. Third in the location list is Frankfurt, comprising 19 projects and 5,984 rooms.
For the top three brands we find InterCityHotel leading the pack with nine projects collectively adding 1,943 rooms to its total. Runner-up Hampton by Hilton is working on eight new hotels comprising 1,189 keys, while close behind Dorint Hotels & Resorts comes in third, also with eight projects, but representing just slightly fewer rooms – 1,178.
Prominent German projects in the pipeline include the Chinese-inspired Diaoyutai Mansion Frankfurt, which will welcome guests to a world of regal Chinese opulence in the first quarter of 2023. The hotel will boast 214 immaculately executed rooms and 41 luxurious suites, each of which will be carefully designed and furnished.
In the guestrooms, a variety of textures, textiles and furnishings create a comfortable yet stylish ambience, with cultural influences taken directly from China in the artworks and decorative objects.
A double-height entrance area in the lobby will exude Chinese sophistication and elegance, with red pillars rising to the gold gilded ceiling, while traditional screens will separate the various seating areas.
Another upcoming hotel in the financial centre completing in the same timeframe is Scandic Hotel Frankfurt Hafenpark. The 505-room development will be one of the city’s largest conference hotels.
Hadi Teherani Architects and prash buken partner architekten, both from Hamburg, are behind the hotel’s stunning design, creating an elegant modern structure that will blend in well with its surroundings and offer a spacious and inviting atmosphere.
The property will boast 2,000 sq m of modern conference and events space, including a 600 sq m ballroom – one of the largest in the city. Additionally, guests will be able to avail themselves of cutting-edge fitness facilities, plus an appealing restaurant and bar.
