A look at the TOPHOTELPROJECTS construction database shows lots of development being planned across the country, including three eye-catching schemes in the capital.
In the coming years, the French hotel market will welcome 96 more properties and 15,485 rooms, according to our dedicated research team. Let’s see where these new hotels will open – and which projects should really be on your watchlist.
In 2022, 40 new schemes with 5,255 rooms are due to go live across France. However, 2023 will be slightly quieter, with just 22 projects and 3,555 keys scheduled to complete.
The opening rate will remain fairly steady in 2024, meanwhile, as there are currently 18 launches and 3,713 rooms in the pipeline. Finally, another 16 hotels and 2,962 keys are already in the works for 2025 and beyond.
Of the 96 hotel projects we’re following throughout France, 58 will be in the four-star category, while 38 belong to the five-star segment.

Paris, the City of Light, will see by far the most growth overall, with its packed development slate featuring no fewer than 30 hotels and 6,167 rooms.
The southern city of Nice comes in a distant second, with ten projects and 1,429 rooms on the books. Lastly, Roissy-en-France, a well-connected community on the outskirts of the capital that’s home to Paris Charles de Gaulle Airport, will see eight properties with 2,081 rooms launch soon.
In terms of most active hotel brands, Hilton Garden Inn takes the lead courtesy of its tally of four hotels and 607 rooms.
Tribe, a new midscale brand focusing on design and modern service, will also launch four properties, albeit with just 406 rooms. And Sheraton Hotels & Resorts concludes the top three, with a trio of projects and 977 keys on the cards.
The first interesting opening to note is Tours Duo Paris MGallery in the city’s 13th arrondissement. Set to launch in early 2022, this 139-key hotel will be part of a large mixed-use complex consisting of two distinctive towers rising 39 and 27 storeys high, as well as spacious gardens and green areas accessible to the public. Guests can also expect to find a restaurant and a bar with terrace onsite.
Just a few blocks over, the 140-key 1 Hotel Paris will open its doors by mid-2023. The new eco-luxury hotel – a masterpiece of biophilic design – will feature a restaurant, coworking space, a gym and multiple external terraces in the Paris Rive Gauche neighbourhood near Bibliothèque François Mitterrand.
Finally, the landmark Tour Montparnasse is being completely revamped – the controversial skyscraper will grow in height by another 18 metres, making space for a greenhouse and photovoltaic panels. An unmissable hotel, which is scheduled to open in Q2 2024, will occupy the 42nd to 45th floors, offering visitors splendid views of the capital.
