A deep dive into the TOPHOTELPROJECTS construction database reveals that there are plenty of exciting hospitality schemes in the works across the German capital.
A total of 46 hotel projects with 10,092 rooms will be delivered in Berlin over the coming years, our researchers have found.
Many of these schemes will open their doors this year, with 18 properties and 3,095 keys due to complete before the end of 2022.
The situation will quieten down a lot next year, as just five hotels with 1,581 rooms are expected to be rolled out in 2023, before a further ten projects with 3,240 keys follow in 2024. And we’ll have to be patient waiting for the remainder to see the light of day – 13 schemes and 2,176 rooms won’t be ready until 2025 at the earliest.
Meanwhile, we’re currently tracking developments in Berlin targeting all sorts of different guests. In terms of numbers, there are seven projects and 1,323 rooms in the two-star category, 13 schemes with 2,694 keys in the three-star bracket, 17 properties and 3,517 rooms going for the four-star market, and nine hotels with 2,558 aiming for five-star classification.

Now let’s take a look at a couple of active schemes that really catch the eye.
First up is the under-construction Estrel Tower, a mixed-use skyscraper soaring 176 m high in the Neukölln district that’ll feature 525 hotel rooms and serviced apartments, 9,000 sq m of office and coworking spaces, 2,000 sq m of event spaces, and an entire floor devoted to fitness and wellness. Also being promised are an atrium containing a bakery, a gallery and a start-up incubator, plus a sky bar with a panoramic outdoor terrace, and a direct tunnel to the nearby Estrel Congress Center. Barkow Leibinger (architecture), Brandherm + Krumrey (interior design) and Hager Partner (landscape design) are helping to realise this ambitious project, which is scheduled for completion in Q4 2024.
Another exciting entry on the city’s development slate is JW Marriott Berlin, which is to see the transformation of an existing 505-room property on Stauffenbergstraße between Potsdamer Platz and Tiergarten. Set to complete in Q3 2024, this comprehensive renovation programme involves revamping the building’s exterior, entrance, facilities, public spaces, guestrooms and suites. The property’s 5,500 sq m of function spaces, including two ballrooms, will also be given a makeover.
