According to the TOPHOTELPROJECTS database, Marriott Bonvoy brand AC Hotels is keen to further grow its presence in the USA, with nearly 65% of its upcoming developments located in the country.
AC Hotels is proclaiming its stars and stripes very clearly, with 31 of 48 upcoming projects recorded in TOPHOTELPROJECTS sited in the US. Overall, the next few years will see 8,222 keys added to the slate, with 4,880 of those headed to America.
With all forthcoming projects in the four star category, the second country in the regional analysis is China, which has a much smaller four properties in the pipeline, representing 702 rooms. Third is Poland, with three hotels comprising an additional 554 rooms.
AC’s development schedule looks likely to maintain a sustained rate over the coming years, with eight hotels due for completion this year, adding 16,176 keys. Next year a further 15 constructions should finish, comprising 30,345 rooms, while 2024 sees 11 properties added to the portfolio, another 22,264 keys. For 2025 and beyond, 14 projects have already been announced, comprising 28,350 rooms.
In terms of construction phase, five hotels are as of now at the pre-opening stage, with 986 keys coming onstream. Working backwards in the process, 15 AC Hotels are under construction, representing 2,662 rooms, and a further 20 are in the planning period – the majority of prospective rooms in the pipeline, totalling 3,428. Another eight projects of 1,146 keys collectively are in pre-planning.

One of the new US batch will be AC Hotel by Marriott Reston, scheduled to open in Q3 2023 in Fairfax County, Virginia. The site will actually be a dual-branded AC by Marriott and Residence Inn by Marriott hotel, with the AC part of the building constituting a boutique component, and the Residence Inn consisting of extended stay accommodation.
The 240-key hotel on this mixed use site could reach up to 58 m tall. It will house 790 sq m of meeting space, a spa-style indoor pool and fitness facility, a full-service restaurant, and a spectacular rooftop bar and lounge experience.
Over in Europe, another dual branded AC and Residence Inn building is taking shape, in the form of AC by Marriott Hamburg HafenCity. The design by gmp envisages an eight- and nine-story base structure and a triangular, 63 m-high tower with 19 floors, the brick facade of which is based on the tradition of Hamburg brick architecture and is optically structured by large window elements and different colour nuances of the bricks. The new building gets its special character from its curved building shape, which contrasts with the existing architecture in the Baakenhafen.
Another highlight of the congress hotel will be the sky bar on the 18th floor of the hotel tower, which offers views of the harbour and the city. The building complex is rounded off by high-quality office space of around 5,000 sq m. The hotel group has yet to specify opening dates though.
